EcoCentroGen has a straight forward approach to deal with the contractual relationship with its clients and is summarized as follows: Stage 1 - Capital contribution analysis (CCA)
We obtain some basic information from the Client with regards to the mix and type of use of a given development, coupled with an accommodation schedule. This enables EcoCentroGen to carry out energy profiling and financial modelling. This then establishes approximately how much capital EcoCentroGen can contribute towards the Build costs of the development. Assuming this achieves the previously mentioned cost neutrality position and indeed the Client wishes to proceed further we then move on to the next step. Stage 2 - Project development agreement (PDA)
This is a straight forward document that once signed protects both parties. Simplistically each side is responsible for the others costs, should either party not enter in to a contract through no fault of it's own. It is the equivalent of a lock out or exclusivity agreement. Once the project development agreement (PDA) is in place ECG work with the Client's professional team to start working on a M&E/Data Network design and whilst this is taking place work on the next step is commenced. Stage 3 - Energy and data services agreement (EDSA)
This legal document between ECG and the Client, gives ECG the contract and lease (for the Energy Center and Comms room) to enable it to operate on the development for the agreed contract period, which is typically 30-40 years. Stage 4 - Consumer agreement direct with end user
This is incorporated in the Client's legal (or lease) agreement with it's individual customers. It encapsulates EcoCentroGen's obligation to provide service for an end user and other important issues like KPI's (Key Performance Indicators) and service response times etc. From the customers point of view the added advantage is that they only have to sign one agreement for all their utility/data services rather than several as they would have to conventionally.
